USDA Mortgage

The USDA Mortgage is one of the best loan types available today. Borrowers can get 100% financing with a USDA Mortgage. On top of this if the property appraises for more than the purchase price borrowers can then roll some of the closing costs into the loan.

Another great feature of the USDA Mortgage is the low monthly mortgage insurance. On a $100,000 loan borrowers will have approximately $50 per month in mortgage insurance. This is much lower than FHA and Conventional Loans.

A misconception about the USDA Mortgage is that borrowers have to be First Time Buyers. This is not true. You can have a USDA home loan if you have had 1 or 100 previous homes. There are some restrictions that apply to the number of properties you can own while using a USDA Mortgage to buy a new home.

The USDA Mortgage does not require borrowers to have a specific amount of money in reserves. If the borrowers closing costs are paid by the seller or if they have gift funds to cover their closing costs they may not need to have any extra money in their checking or saving accounts.
